Ocean Beach consists of four, separate sections-Units I, II, III and Ocean Beach Shores. Each has its own homeowner's association, ocean and bay beaches, playground, and, in Units II and III, clubhouses. While similar in a lot of ways, differences do exist. There are deed restrictions that limit construction to one story in all areas, except Unit I where you can have a two-story, 28 foot home. Unit III has private roads that are sand-covered, not paved. Unit I has 315 properties, Unit II has 487, Unit III has 985, and the Shores has about 100.
